What real estate can foreigners buy in the Czech Republic?

Citizens of Russia, Ukraine, Belarus, Kazakhstan, Azerbaijan, Armenia, Georgia, and virtually any other country can purchase Czech real estate as private individuals, with no limit on the number of properties.

To complete a transaction through a legal entity, it is necessary to open a company branch or establish a new legal entity in the Czech Republic. This can be done remotely. Afterwards, financial reports must be submitted (for example, for accounting services), although the law allows the company to have no business activity.

You can purchase residential property, including properties under construction, as well as commercial properties — offices, shops, restaurants, hotels, warehouses, and even agricultural or forest land. In the Czech Republic, two forms of ownership are common: private ownership and cooperative ownership.

What visa can a foreigner obtain after purchasing property in the Czech Republic?

This is a visa that allows you to stay in the country and other Schengen Area states for up to 90 days within a six-month period. Purchasing property does not automatically grant temporary residence, permanent residence, or citizenship — these must be applied for separately (for example through study, work, business, family reunification, or political asylum).

On the other hand, owning property can be a significant advantage when applying for a long-term visa.

What obligations does a foreigner have after buying property in the Czech Republic?

Property tax or land tax must be paid by all owners, including foreigners. Utility bills and building maintenance fees are also mandatory. Property insurance, however, is voluntary.
