Step-by-step guide to buying a property
1) Property selection
For easy property selection, use our property finder or submit a request and we will offer you a suitable property.

2) Viewing the property
Contact us to schedule an appointment to view your selected property.

3) Agreeing the purchase price
Accepting an offer purchase price or negotiating a discount.
OUR TIP: Most sellers will welcome prompt payment of the purchase price, which will often enable an attractive discount to be obtained.
4) Booking the property
Preparing, agreeing and concluding the reservation contract. The reservation contract is concluded between the prospective buyer and the seller or our company (if we represent the seller).
OUR TIP: At this stage it is advisable to know how you will pay the purchase price, whether from your own funds or through a mortgage loan.
5) Payment of the reservation fee
After the conclusion of the booking contract, the deadline for payment of the booking fee starts. This can also be paid in cash at the time of signing.
OUR TIP: In the case of financing the purchase through a mortgage or other loan, we recommend making the payment in cash on account.
6) Purchase Agreement
After the reservation fee is credited to your account, we will prepare and send you a draft purchase contract for your approval. Simultaneously, we will prepare a proposal for the entry of the ownership right into the Land Register.
OUR TIP: Entrust the control of the contractual documentation to an attorney or legal representative, believe that it is money well invested.
7) Payment of the purchase price
The purchase price is always paid after the purchase contract is signed. It is usually paid in Czech crowns by wire transfer to the custody of a lawyer, notary or bank.
OUR TIP: We recommend using a bank or other escrow for the payment of the purchase price for maximum security of the entire transaction.
7) Transfer of ownership
We usually submit the application for entry into the Land Registry on your behalf after payment of the full purchase price, the payment of which is confirmed to us by the seller or the custodian of the funds. It usually takes 30-35 days to enter the title into the Land Registry (20 days protection period, the so-called seal + 10-14 days for processing depending on the workload of the staff of the relevant cadastral office).
OUR TIP: Always check carefully the personal details on the proposal and in individual contracts and the delivery address, correspondence with the relevant cadastral office is usually done via the Czech Post.
8) Handover or acceptance of the property
The handover or acceptance of the property usually takes place within a certain period of time after the registration of the ownership right in favour of the buyer. In this process, a protocol is drawn up, in which the status of the water, electricity, gas and heat meters are indicated.
OUR TIP: The handover report is an important document for billing within the HOA, check the individual meter numbers and their statuses carefully if you are buying a residential or commercial unit.
9) Rewriting contracts - HOA, electricity, gas etc.
Have you handed over your flat? Now you just have to go through the round of utility and service suppliers and you're done. Don't forget to approach the management of the SVJ to change the registration of residents in the building if you are buying a residential or commercial unit.
